Insuring a strip center or mixed-use building means covering the structure plus the liability exposure of multiple tenants operating different businesses under one roof. Underwriting looks at tenant mix, since a restaurant tenant carries different risk than a retail tenant, and at how the leases assign responsibility for coverage.
Lease language matters more here than on a single-tenant building. If a tenant's lease doesn't require them to carry their own liability coverage and name you as additional insured, their business's risk can land on your policy.
Am I liable for what happens inside a tenant's space? Usually not directly, if their lease requires their own liability coverage. You're more exposed in common areas and anything structural.
Should I require certificates of insurance from every tenant? Yes. It's standard practice and protects you if something happens inside their space.
Send me your tenant list and current coverage and I'll tell you where the real exposure is.
