MOST QUOTES ARE JUST A NUMBER

You call around, you collect three prices, and the lowest one wins. Nobody tells you what changed between them, which is the part that actually matters. Two policies at nearly the same premium can be built very differently underneath, and you find out which one you bought at the worst possible time.

Your home and auto premium is also easy to stop noticing. It is folded into an escrow payment or drafted automatically every month, so it renews itself year after year while your life changes around it. The policy stays the same as the day you signed it.

I would rather read what you have first and tell you what is in it. If your current agent has you covered properly, I will say so.

WHAT I FIND MOST OFTEN

These come up over and over, and in every case the owner believed they were covered.

Jewelry and art NOT COVERED THE WAY YOU THINK This is the one I find most. Your personal property limit might be a few hundred thousand dollars, so people assume the ring and the artwork are covered under it. Most homeowners policies cap jewelry theft at a small fixed amount regardless of that limit, and the same goes for furs, firearms, and silverware. Fine art has its own restrictions. The fix is scheduling the items individually, which is inexpensive and takes an appraisal or a receipt.
The rental property STILL ON A HOMEOWNERS FORM You moved out and started renting the house, but the policy was never changed to a landlord form. It is the most common and most expensive gap I see, and a claim is usually where it surfaces.
The umbrella THAT DOES NOT SIT WHERE YOU THINK An umbrella only works if the underlying auto and home limits meet the carrier's requirement. When they do not, the policy you are paying for is not doing what you assume it is doing.
Dwelling limits SET AT YESTERDAY'S COSTS Construction costs moved sharply over the last few years. A limit set before that may not rebuild your house today, and the difference comes out of your pocket.
Household changes THAT NEVER REACHED THE POLICY A teenage driver, a new roof, a home business, a trampoline. Some of these save you money and some create a problem. Either way the policy should know about them.

THE THINGS MOST AGENTS SEND SOMEWHERE ELSE

A lot of what people own does not fit neatly on a home or auto policy, and the usual answer is that you get handed off to somebody else or told to call a specialty line yourself. I would rather write it. Keeping everything with one person means somebody actually knows what you own, and it is the only way a review at renewal is worth anything.

ALSO WRITTEN HERE
  • Boats, personal watercraft, and trailers
  • Motorcycles, side-by-sides, ATVs, and dirt bikes
  • Golf carts, RVs, and travel trailers
  • Classic and collector cars
  • Scheduled jewelry, art, firearms, and collections
  • Flood, vacant homes, and properties under renovation

The toys are also where coverage gaps hide, because they get added to a household without ever being added to a policy. A side-by-side that only runs on your own land is a different conversation than one you trailer to a park on weekends, and a golf cart driven on public streets is different again.

DISCOUNTS NOBODY WALKED YOU THROUGH

There are more than twenty discounts that can apply to a home and auto package, and most people have never had anyone sit down and go through them. They are not secrets. They are line items that quietly go unclaimed because nobody asked the right question when the policy was written.

COMMONLY MISSED
  • Multiple policies carried together
  • Claims-free history
  • Home safety and monitoring equipment
  • Paid in full and automatic payments
  • Newer roof
  • Good student and low annual mileage

I cannot promise you will save money, and I will not pretend otherwise. What I can tell you is what you are actually buying.

COMMON QUESTIONS

Is expensive jewelry covered under a homeowners policy?

Not to the extent most people assume. A homeowners policy carries a large personal property limit, but jewelry theft is usually capped at a small fixed sublimit regardless of that overall limit. The same applies to furs, firearms, and silverware, and fine art carries its own restrictions. The fix is scheduling the items individually on the policy, which requires an appraisal or a receipt and is generally inexpensive.

Do I need a landlord policy if I rent out my old house?

Yes. A homeowners policy covers an owner-occupied residence. Once the property is rented to a tenant it needs a landlord or dwelling fire form, which covers the structure, loss of rental income, and liability arising from the rental. Leaving a rental on a homeowners policy is one of the most common and most expensive gaps, and it typically surfaces at claim time.

How does a personal umbrella policy work?

An umbrella provides liability coverage above the limits of the underlying auto and homeowners policies. It only responds if those underlying limits meet the carrier's minimum requirement, so an umbrella sitting over auto or home limits that are too low may not function the way the owner expects.

Is a golf cart or side-by-side covered by my home or auto policy?

It depends on where it is used. A side-by-side operated only on the owner's own property may have limited coverage under a homeowners policy, while one trailered off-site or a golf cart driven on public streets generally needs its own policy. Usage is what determines the answer, which is why these are worth reviewing rather than assumed.

What discounts are commonly available on home and auto insurance?

More than twenty discounts can apply to a home and auto package. Common ones include carrying multiple policies together, claims-free history, home safety and monitoring equipment, paying in full or by automatic payment, a newer roof, good student status, and low annual mileage. Which ones apply depends on the household, and they frequently go unclaimed because nobody reviews them.
