Most of the delay in getting a buyer insured is not underwriting. It is waiting on somebody to get back to somebody else. When you send a buyer to me, the same person quotes it, binds it, and answers the phone a year later when they call with a question. There is no queue and no handoff to a service center in another state.

HOW THE REFERRAL FEE WORKS

I pay a flat fee for every qualified referral. Your buyer agrees to the referral before you send it, and the fee is not tied to whether a policy ends up written. You are paid for making the introduction, and nothing about your compensation depends on your client buying insurance from me.

When you are paid 30 TO 45 DAYS From the date the referral qualifies. No minimums, no volume requirements, and no exclusivity on your side.
Consent FROM YOUR BUYER, UP FRONT You tell your client you are sending their information to me and they agree to it before you submit. That is the whole requirement, and it protects both of us.

If your buyer decides to go somewhere else, that is fine. You are still paid for the introduction.

Can a real estate agent be paid a referral fee for sending a client to an insurance agent?

In most states an unlicensed person can be paid for an insurance referral when the fee is a flat amount, is disclosed to the consumer, and is not contingent on whether a policy is actually written. A fee tied to the sale, or calculated as a share of premium, generally requires an insurance license. This partnership is structured as a flat fee per qualified referral for that reason.

How fast can a homeowners quote be turned around for a buyer under contract?

A standard homeowners quote for a buyer under contract can generally be produced within about an hour once the property address, closing date, and basic buyer information are available. The binder can then be issued to the lender ahead of the appraisal deadline, which is the point in a transaction where insurance most often causes delay.

Why do closings get delayed by insurance?

The delay is rarely underwriting. It is usually waiting on someone to respond. A buyer has not chosen an agent, the quote takes several days, or the binder does not reach the lender before the appraisal is due. Assigning a single point of contact who works the file the same day removes most of that delay.

Does a buyer have to consent before their information is submitted?

Yes. The buyer should be told their information is being sent to a specific insurance agency for a quote and should agree to being contacted before the referral is submitted. That consent protects both the referring agent and the insurance agency, and it is a required step in this partnership.
