PROPERTY OUT HERE IS A DIFFERENT CONVERSATION

A lot of what I write in Johnson County is not a house on a quarter acre inside city limits, and that changes the insurance in ways most owners never get told about.

Distance matters first. How far you are from a responding fire department and from the nearest hydrant are both rating factors, and past certain distances the rate goes up and the list of carriers willing to write it gets shorter. That is not something you can change about your property, but it is something worth knowing before you find out at renewal that your carrier is leaving.

Then there are the buildings that are not the house. A standard homeowners policy covers other structures at a percentage of the dwelling limit, commonly around ten percent. On a place with a real barn, a shop, or an equipment building, that number is usually nowhere close to what it would cost to rebuild them. If a structure is used for a business or for farming, it may be excluded outright.

The same North Texas hail exposure applies here as it does in Fort Worth, including the shift on many policies from replacement cost to actual cash value on the roof. On a metal roof over a large outbuilding, that difference is significant money.

WHAT I LOOK AT ON A JOHNSON COUNTY PROPERTY

Outbuildings and what they are actually insured for Barns, shops, equipment sheds, and detached garages. Whether they are scheduled individually or sitting inside a small other structures limit, and whether the use they are put to is covered at all.
Roof settlement basis Whether the policy pays replacement cost or actual cash value on the roof. Most owners have never been told this changed, and it is worth more money than the premium difference they are shopping on.
Equipment, tools, and toys Tractors, implements, ATVs and side-by-sides, trailers, and shop tools. Where they live, how they are used, and whether the policy actually follows them off the property.
Liability across the whole place A pond, livestock, a shooting lane, guests on ATVs, or someone doing work for you. Acreage creates exposures a suburban policy was never written to consider.
Rental and investment property Whether a rental is on a landlord form rather than a homeowners policy left over from when you lived there. It is the most common and most expensive gap I find.

COMMERCIAL IN JOHNSON COUNTY

The commercial work out here runs heavily to contractors, trades, trucking, and owner-operated shops along the Highway 67 and Interstate 35W corridors. Those are placed through the open market and specialty carriers rather than fitted to one company's appetite, which matters more for a contractor or a motor carrier than it does for almost anyone else.

The two things I find most often are a general liability policy with an endorsement excluding the exact work the contractor does every week, and a trucking policy missing units that were bought and never added.

Is insurance different for a property on acreage outside city limits?

Yes, in several ways that affect both price and eligibility. Distance to a responding fire department and to the nearest fire hydrant are rating factors, and properties beyond certain distances see higher rates or fewer available carriers. Outbuildings such as barns, shops, and equipment sheds are not automatically covered at full value under a standard homeowners policy and generally need to be scheduled. Well and septic systems, livestock, and farm equipment are also handled differently than they would be on a policy for a house in town.

Are barns and outbuildings covered by a homeowners policy?

Only to a limited extent. A standard homeowners policy includes other structures coverage set as a percentage of the dwelling limit, commonly around ten percent, which is often far below what it would cost to replace a large barn, shop, or equipment building. Structures used for a business or for farming may also be excluded entirely. Larger outbuildings generally need to be scheduled individually or written on a farm and ranch form.

Does a side-by-side or golf cart need its own insurance policy in Texas?

It depends on how and where it is used. A side-by-side operated only on the owner's own land may have limited coverage under a homeowners policy, while one trailered to a park or ridden off the property generally needs its own policy. A golf cart driven on public streets needs coverage as well. Usage determines the answer, which is why these are worth reviewing rather than assumed.
