Short-Term Rental vs. Long-Term Lease: Does Your Landlord Policy Cover Airbnb?
Last reviewed: September 23, 2026
A standard landlord policy is priced and written around a long-term tenant on a lease. Switching that same property to Airbnb or another short-term rental changes the occupancy and turnover risk enough that most landlord policies don't automatically extend to cover it, and some exclude it outright.
Why short-term rental is a different risk
- Far more turnover means more strangers in the property and more opportunities for damage or injury claims
- Liability exposure looks more like a hospitality business than a residential lease
- Many carriers treat short-term rental as commercial use, not personal landlord use
What happens if you don't tell your carrier
If a claim happens and the carrier discovers the property was being used as a short-term rental without that being disclosed, coverage can be denied entirely, not just reduced. Misrepresenting occupancy is one of the more common reasons a claim gets fought.
What actually covers short-term rental
Depends on the carrier and how often you're renting it. Some insurers offer specific short-term rental endorsements or standalone policies built for it, others won't write it at all. Platforms like Airbnb also offer their own host liability coverage, but that's typically a supplement, not a replacement for your own policy.
What to do before you list the property
Tell me before you switch a property over, not after a claim. It's a straightforward conversation and usually just means moving to the right policy instead of hoping the current one stretches to cover something it wasn't written for.
Common questions
What if I only rent it out a few weekends a year? Even occasional short-term rental can matter to a carrier's underwriting. Tell me the actual frequency and I'll tell you if it changes anything.
Does homeowners insurance work the same way for a spare room I rent out? Similar issue. Occasional short-term rental of part of your own home can also affect a standard homeowners policy, worth flagging before you start.
Send me the property and how you're planning to use it, and I'll tell you what actually needs to change on the policy.
